  • Typical deal size ranges from $1,000,000 - $5,000,000.

  • Well positioned ground leases and triple net deals with low rents.

  • Stabilized retail strip centers and industrial flex buildings with low rents

  • Value add component of strip centers and industrial flex with strong locations that have occupancy of 50% or greater.

TENANCY

  • National, Regional, and local tenants

GEOGRAPHIC AREA

  • Typically midwestern states (Indiana, Missouri, Iowa, Illinois and Wisconsin)

  • High growth markets with strong fundamentals with a focus in (Florida, Texas, Minnesota, Tennessee and Arizona).

DEBT STRUCTURE

  • Typical deal is 50% cash with in house private funding and 50% debt

  • Joint venture and other participating investors will be considered
